The Best Time To List Your Home & A Few Tips To Help You Sell

The market has been a bit slow for sellers, but that’s all about to change. The best time to sell is right around the corner, so now is the time to prepare!

Did you know, that not only is Spring the best time to list, there is also a specific week that tracks better than the others? And, it’s quickly approaching!

Realtor.com experts say, “Home sellers on the fence waiting for that perfect moment to sell should start preparations, because the best time to list a home in 2023 is approaching quickly. The week of April 16-22 is expected to have the ideal balance of housing market conditions that favor home sellers, more so than any other week in the year.”

Knowing this information may put a little pep in your step if you’ve been on the fence about selling. However, even if the market it trending in favor of sellers, it is still important to prepare your home.

Things like decluttering, deep cleaning, and hiring a stager can make all the difference.

Plus, when you work with a Realtor, they will know exactly how to market and present your home so that you can get the most out of your sale. These strategies can include things like professional photos, a video showcasing your home, custom listing pages, an interactive 3D tour, social media campaigns, and more.

Here are a few tips to help you get your home ready to list:

  1. Give Buyers Access. Try not to limit the times when buyers can come to check out your home. The more availability and flexibility you provide will allow more eyes on your home.
  2. Create An Inviting Home. Again, it’s important to make sure the interior of your home looks clean and neutral to attract the best buyers. Work closely with your Realtor to see if you need to make any minor updates or hire a stager.
  3. First Impressions Matter. Coming out of a long winter, the outside of our homes may look a little rough. Take some time to clear any dead plants, lay some fresh mulch, and make the outside of your home stand out.
  4. Don’t Overprice Your Home. Listen to your Realtor on pricing your home right. A home that is overpriced will sit on the market and buyers will quickly lose interest. While a home that’s priced right will gain traction and you may even end up with more than what you asked for.

If you’re planning to sell this spring, make sure to contact an experienced local Realtor to help you prepare your home and navigate the process. We would love to connect with you to see how we can work together!
